THIS LAND IS NOT FOR SALE …………………..

There are lands that you never can think of selling but for sure you can sell certain lands. That can be your own land, a land of an unknown. How can you sell a land of an unknown? Can anyone sell a land that does not belong to that person legally?  People always have way of doing things legal or illegal ways.  Respectable or unexpected or unaccepted ways I thought ……. After listening to yesterday’s news of a similar incident referred to a current incident reported to the police station regarding ‘land selling business’

*     What is the role of a land broker?
·          
      Are there any legalized ways that a ‘land broker’ should follow ( any rules and regulations)? 

·         Are there any places (GO) where they can get a license before engage in such business? 

·         Do you maintain a list of land brokers in the country at the land registrar’s office? 

·         Do all these parties who is engaged in such businesses aware of all the necessary details of the system, if such system exists in this society?

·         IF THERE IS NO SUCH SYSTEM EXISTS IN THIS SOCIETY WHAT CAN THE RELEVANT AUTHORITIES DO TO ESTABLISH SUCH A SYSTEM IN THE SOCIETY?

HERE ARE MY SUGGESTIONS if you are willing to read and accept 

I THINK IT IS ESSENTIAL TO ADVERTISE THIS ON PAPERS INCLUDING OTHER MEDIAS ‘ each and every person who work as a ‘LAND BROKER’ must come and register under the relevant authorities.  (as we all know how we sometimes use the walls of the public places/ private places/the notice boards without even getting the permission of the owner of the walls for other purposes – I am not asking you to follow such system.  We all know that some of us are very keen on such things I ma sure the owner of the privately owned walls will not say anything even of if you use their walls without even getting their permission for a ‘ good will’ – but this is not advisable)

Next step
·         now at this point you have the list of people who are engage in such business if they are not willing to support they can not continue their businesses as usual ( this we already mentioned on the advertisement we prepared- right)

The most important step to be taken to my knowledge 

·         The relevant authority should issue a ‘something like ‘license’ and an ID card or something giving them the authority to engage in such business.

What are the responsibilities of the citizen of this country? ( imagine in this level we have already given the necessary publicity on each and every details and the steps to be followed as a citizen)

This is important to know

·         People/the citizens have the responsibility then and if you do not try get any help of a registered broker when it comes to purchasing your dream land to build your dream home (under relevant authorities)then you ( the citizens) should not go to ‘police station’ to make any complaints against land dealings 

WHY? 

BECAUSE AS A CITIZEN OF A COUNTRY YOU SHOULD KNOW THE EXISTING LAWS OF SUCH THINGS AND WE ALL SHOULD FOLLOW THEM. ‘CREATING AWARENESS ON SUCH THINGS ARE ESSENTIAL’  on behalf of the relevant/responsible authorities  
·         The responsible authorities can get the help or the fullest support of the ‘responsible media’ partners of this country.  As we all can see they give their heartiest support when ever the citizen of this country need their assistance in even ‘social things’ even they do not hesitate to help even a single citizen personal level even. (we are so lucky to see that how they give their fullest support in most of the things in an unimaginable way).

·          I am sure for something like ‘creating awareness among the citizen of this country on something important and relevant to the society we live in ‘they surely will help.  We have public and private media partners who generally help in many ‘reality’ programs of the country( for an example).  Things will not be that difficult afterwards.  

This rule is not only applicable to the land sale outlets or the companies we should follow the same rule for people who engage in similar kind of work.  Then we face fewer hazards or no hazards at all in the latter stage after initiating or implementing such a system. (here I am writing imagining that we have no such a system where you register the ‘land brokers’)

 If you are already operating such a system in this country just forget what this irresponsible citizen says then. 

It is so good to give their job ‘kind of a professional look’ 

following is the current status/situation or the existing ways of knowing some information pertaining to lands and its ownerships. 

We have a place where we can go and register our land or the land we own legally  
If anyone wants to know the very original owner of a land that you are trying to buy ‘yes as the responsible police personals explained yesterday ( pardon me I could not remember the name of the official )‘we should know the PETIKIRIYAof the particular land before we plan to buy it?  That means one needs to go to history of that particular land so for that you should go to the kachcheri ( DS office) of the particular area where the land is available and if you are ready to spend some time there searching ‘ all the PATHTHIRUyou can easily get the relevant details of the land or the  petikiriya’ of the land. (petikiriya is a good Sinhalese word that generally use only by the good Sinhalese who knows to use the language well)

Little patience is required though.  
·         There is same day ‘services’ or if you are not in a hurry you can fill a form referring the relevant document ( old registers/ you may find some pages missing- do not worry there is a solution for that) with the help of the people available at the kachcheri (some of these groups do not work for kachcheri but they work for ‘ LAWYERS’ most of them know A – Z of these things.

That is why the decision taken by the responsible authorities to register all the lands available and this particular system would help you to clearly know the owner of each and every land of this country. (the history of a particular block of land)
 I have heard about a COMPUTERIZED system which is really good. That will take time but TO START something GOOD AND TO FINISH IT IN A GOOD WAY YOU NEED TO OBEY THE TIME.  Time is required for everything.  I am sure that we have enough of ‘officers who work for GO and for the people of this country.  WE HAVE ENOUGH OF HUMAN RESOURCES EVEN TO GO AND WIN THE WHOLE WORLD. ( I believe and we have already shown and proved it to the outer world)
·         Human resources equal to human brains (master brains)

In addition to that ………………… I like to explore my views in to some other directions as well 

I don’t know the limit of this land selling business? 

 How much do we really own 65 610 square kilometers right? Not more than that for sure. That is what I learnt at the school. Has it changed now? What is the current calculation? 

ONE SHOULD NOT BE MISTAKEN THIS PARTICULAR LAND THAT HAS 65 610 SQUARE KILO METERS IS NOT FOR SALE.  NOT A SINGLE INCH.  Even if internationally recognized, registered (under international laws) land brokers come and say ‘we are willing to buy this land that has so much of resources within’ is that really possible? Can anyone ‘foretell’ the future of such people?. 

You can price or value the land that you own privately and then sell it for a good and reasonable price.  The little blocks of lands within the land ‘ NOT FOR SALE’
A land full of water is truly blessed. If you find no water in the particular land you are planning to sell no way you can sell it. You can highly value the lands that own natural water springs/ wells/ or public water sources. A land becomes no use if there is no water in it. Luckily we have enough of water for everything. We are the richest in that way compared to most of the other countries.

You can take a handful of water from a flowing river. You don’t need to pay. But the water that comes and stops in your house facing and passing a lot of places, the dams like Victoria, I can’t even explain the value of such systems in a better way.   
 The agricultural lands are also can be sold but I know how difficult it is for a farmer to sell his/her own land to someone that gave his hearts and minds at home (the family) some grain of rice.  

A paddy land or a Chena land is the heart of the farmer.  They don’t dream of selling their lands inherited by their ancestors but they sometimes mortgage out what they have just to find some money for their kid’s education, for their daughters going away party.  I remember some farmers; some years ago had to commit suicide due to their money matters pertaining to ‘agricultural loans taken’ that was then. (In polonnaruwa?) 

This world is full of ‘buying and selling’ things or we can say many businesses come under this category ‘buying and selling’ BUT THERE ARE THINGS YOU NEVER EVER CAN DREAM OF SELLING.  Not only lands, ‘urumayan,’‘guna daham’ ‘mithudam’, ‘hadawath’’ Honda hith’, ‘lengathukam’ ‘hithawathkam’ these things come under ‘wealth of human beings’ ‘wealth of our nation
